Industrial lots shine bright adjacent to eco-park

Five lots within a new industrial subdivision, uniquely positioned to harness the halo effect from one of the country’s newest geothermal-heated business parks, present a rare opportunity for businesses to thrive in a cutting-edge environment, Bayleys salespeople say.

The freehold Lots 1-5 at 281 Rakaunui Road – collectively known as Te Koikara - are in a prime position roughly six kilometres from the Taupō CBD, adjacent to the expansive He Ahi Eco Business Park.

Bayleys salesperson Gary Harwood says He Ahi is an innovative industrial development created by the Te Pae o Waimihia Trust, which represents six hapū from across the Central North Island, in partnership with Contact Energy. The clean energy industrial park is the first of its kind in Taupō and comprises 43 lots for long-term lease, nearly half of which will have access to geothermal energy sources.

“The ability to harness geothermal heat is a significant draw for diverse business operations, especially for high-energy industries that find building their energy infrastructure impractical.

“While the subject properties will not have direct access to the geothermal heat, they stand to benefit from the vibrancy of the broader development, surrounded by operators focused on innovation and environmental outcomes – metrics increasingly important to consumers, commercial strategy and shareholders.

“The renewable energy resources at He Ahi will contribute positively to New Zealand’s goal of achieving 90 percent renewable energy consumption by 2025.”

Harwood is marketing the lots for sale together or separately with Bayleys Taupō colleague Lisa Christensen via tender process, closing at 12:00 pm on Wednesday, 21st August 2024 (unless sold prior).

The five bare land lots which range in size from 3,237sqm - 4,597sqm (more or less) are situated in the established Centennial Industrial Environment zone, accessed from Centennial Drive in the heart of the North Island.

Specifications for the individual sites are as follows:

  • Lot 1: 3,721sqm (more or less)
  • Lot 2: 4,597sqm (more or less)
  • Lot 3: 3,237sqm (more or less)
  • Lot 4: 3,334sqm (more or less)
  • Lot 5: 3,757sqm (more or less)

Bayleys Taupō salesperson Lisa Christensen says Lots 1 and 2 are east facing with frontage to Rakaunui Road, whilst Lots 3, 4 and 5 are west and southwest facing, accessible from the road via right of way.

“Available in various large land sites, the properties provide a suitable foundation for businesses wanting to establish themselves in a prime location to take advantage of solid growth fundamentals and the exciting developments occurring across the wider region.

“The sites gain a significant advantage in being proximate to the East Taupō Highway (State Highway 1 and Broadlands Road), which provides access to Rotorua, Bay of Plenty, Hamilton and Auckland.

“The strategic position provides excellent access to road transport networks spanning the entirety of the North Island, which is an ideal proposition for establishing transport hubs, manufacturing facilities, distribution centres, and other such businesses which serve nationwide operations.

“Currently, industrial vacancy rates across the region are exceptionally low. At the same time, the development pipeline is facing significant challenges, and we expect to see a strong level of occupier demand for these new industrial offerings.”
